Roof maintenance
Roofing Works Update (1 October 2024 – 30 June 2025)
Repairs and maintenance have been carried out on several roofing components, including:
- Steel roofs, steel box gutters, and shutter board roofs/dormers at Building 4
- Torch-on waterproofing applied to concrete roofs at Building 4
- Replacement of timber box gutters and supporting roof boards at terrace units
- Installation of sideskirts to prevent water ingress
- Shingles procured for use across the site
The completed work at Building 4 appears effective, with no reports of water ingress since installation.
Note: Building 4 is the main building.
Terrace Units – Water Ingress
A number of terrace units continue to experience water ingress during rainfall, particularly at:
- Rotten or deteriorated timber box gutters
- Gable ends of the main roof structure
In some cases, water has entered along the outer edges of the roof, compromising roof boards and reaching the interior cavities.
A mitigation approach referred to as “sideskirting” is being implemented. This involves the installation of new shutter boards and PVC underlay, guiding rainwater away from compromised materials and into external gutters. This measure has already been applied to several units with positive results—no further ingress has been reported where sideskirting is in place.
Five new box gutters have been successfully installed, with the remaining two scheduled for replacement, weather permitting. Sideskirting will continue at affected units as weather allows, with priority given to those with the most severe ingress. Interior work will be scheduled during wet periods.
