Dear Owners,

As trustees of the Body Corporate, and owners and residents ourselves, we work hard to make and keep our building a pleasant and comfortable place to live. But we cannot do this without your continued support. Of late, the number of transgressions of our rules have been rising, to the detriment of living comforts. Unless you as owners help manage your tenants and your visitors, we will need to take steps as a Body Corporate to ensure such transgressions are met with repercussions.

CHILDREN PLAYING IN THE ATRIUM

Yesterday, children were found playing in the lift and left sand and pebbles. As a direct consequence of this, the lift has broken down (again). The cost of calling out a mechanic and of diagnostics and repairs are coming out of the maintenance budget. These funds could have been used for the long list of maintenance tasks we have on our schedule.

We have also had complaints of children playing soccer on the walkways, running around and shouting. 

Note: The rules stipulate that children are not allowed in the lift unaccompanied. Furthermore, the atrium is not a playground. Children must play outside or on the beach. 

CATS ROAMING THE ATRIUM

We have allowed residents to have pets in the building under the rules of the Body Corporate. One of such rules states that the pets remain inside the resident’s unit. What we have observed is that pets are being brought into the building without due process (approved pet applications) and that residents do not keep their pets inside. Over the past months multiple cats have been roaming the atrium, urinating and defecating in the planters and potted plants, fighting each other at all hours of the night and attacking other residents. We have also had complaints from residents with cat allergies.

Note: Residents cannot have pets without an approved pet application. Pets are not allowed in the atrium unaccompanied at any time. 

REFUSE, RECYCLING, COMMON AREAS

The refuse rooms in our building are for everyone’s convenience. Our staff makes an effort on a daily basis to keep these clean and orderly. Often, we find that people put bags onto or next to bins, or leave garbage bags outside their front door (common area). This may attract vermin and insects, and cause an untidy state.

Note: Keeping the refuse rooms and common areas tidy is a job for all residents, not just for the staff.

CONSEQUENCES

Please note that if owners and residents continue to transgress our rules, the Body Corporate will take action, to the extent of introducing a fining system and completely reversing the allowance for having pets in the building. 

We all have a vested interest in keeping this building a great place to stay. We need allowners and by proxy all residents and tenants to contribute to this, or this will result in a situation where the 1% ruins it for all others.
